Everything below is carried out by our own people or by the same subcontractors we have worked with for years. One contract, one point of contact, one firm responsible for the result.

What we take on

Ranges below are honest ballpark figures for a Newcastle terrace or semi, to help you sanity-check a budget. Your written quote is fixed and itemised.

Loft conversions

Dormer, hip-to-gable and Velux conversions that turn dead roof space into a bedroom, office or en-suite — with a proper staircase, not a ladder.

  • Head-height and structural survey before you commit
  • Steel and floor joist design to building regulations
  • Fire doors, protected escape route and mains-linked alarms
  • En-suite plumbing and soil stack runs
  • Insulation to current Part L standards
Time on site6–10 weeks

  • Gas and water reroutes, waste and extraction
  • Worktop templating in quartz, granite or solid oak
  • Flooring, plastering and decoration to finish

Painting & decorating

Preparation-led decorating. Most of the time on a decorating job should go into filling, sanding and caulking, not on the roller.

  • Feature walls, wallpaper hanging and panelling
  • Woodwork, stairs and spindles
  • Exterior masonry, render and timber

  • Structural openings, lintels and steels
  • Re-roofing, flat roofs and rainwater goods

C-02 · Questions

Before you ask us out

Do you handle planning and building control?

Yes. For extensions and loft conversions we bring in our architect and structural engineer, submit the application, and deal with building control inspections through to the completion certificate. It is included in the quote, not billed as an extra.

How accurate is the quote?

The quote is a fixed price for the scope written on it. The two things that change it are a change you ask for, and something genuinely unforeseen once a wall or floor is open. In those cases we stop, show you, price the variation and get it agreed in writing before continuing.

Can we live in the house while you work?

For extensions, lofts and single-room work, almost always. For a full renovation with the house back to brick, no. We tell you plainly at the quote which one you are looking at.

What guarantee do we get?

Ten years on our workmanship, in writing, plus the manufacturer warranties on everything installed. Structural work is covered by the building control completion certificate.

How far ahead are you booking?

Usually six to twelve weeks for larger work, and often sooner for bathrooms, kitchens and decorating. Ask and we will tell you the real date, not an optimistic one.
